Dry PTFE spray on hinges and rollers every November prevents seized hardware. Don't use WD-40; it gums in low temps.

For dock doors running 50–100 cycles per day in a food distribution or cold storage facility, schedule lubrication and spring tension check every three months. For storefront entries with automatic operators, a six-month cycle is enough – we inspect closer speed, sensor alignment, and threshold condition. Wisconsin's temperature swings accelerate wear: rubber seals go from pliable to cracked faster than in milder climates. I recommend a pre-winter inspection before November 1 and a spring check by April 1 to catch freeze damage before the heavy-use season.

If the frame is rusted through at the bottom or the jamb is bent from a fork truck hit, replacement is usually cheaper than chasing frame repairs. Same for a fire door with a missing UL label – the insurance company will flag it. For spring fatigue: a torsion spring rated for 15,000 cycles in a high-traffic dock door is near end of life. If it breaks twice in two years, replace the pair and the cables. Repairs stay economical for closer adjustment, seal replacement, and minor hinge work. If the panel has steel fatigue cracks or the threshold is heaving from frost, that door is done.
