Minnesota adopts the 2010 ADA Standards with state amendments. For automatic power-operated doors you need ANSI/BHMA A156.10 compliance on slide doors and a clear opening width of 32 inches minimum. The sensing system must stay active during the door's entire swing arc. We've retrofitted several Montrose retail entries that had insufficient activation area or outdated operators that didn't meet current low-energy standards.

Standard LCN 4040 series closer fluid thickens below -10°F, causing doors to slam or not fully latch. Nearly all installed units in Montrose are not rated for that cold. EPDM threshold seals lose compression after 2–3 winters from repeated freeze-thaw cycles — you'll see drafts at the bottom. Aluminum thresholds contract and can pull away from the frame. We swap to cold-temperature fluid (rated to -30°F) and install silicone seals that hold flexibility better.

For dock doors running 10,000+ cycles per year — like the ones at Montrose grain elevator or industrial park — schedule service every 6 months. Storefront entry doors with automatic operators need annual spring and closer inspection. At each visit we check cycle counts on the operator, measure spring tension on the torsion spring (not extension springs), and clear the end stile tracks. A door failed at 15,000 cycles because nobody had greased the bearings.

Three hard rules: if the frame is rotted or bent beyond 1/4-inch out of square, replace. If the cycle count is over 200,000 for sectional doors and you're on your third spring set, replace. And if a fire-rated door no longer carries its UL label or has gap violations beyond 3/16 inch on the latch side, it must be replaced — not repaired — to pass a fire marshal inspection.
