If you have a storefront or municipal entrance open to the public, Minnesota adopts the 2010 ADA Standards. That means at least one accessible entrance with a door that operates with ≤5 pounds of force. Automatic doors need activation (motion sensor or push plate), 32-inch clear width, and a closing speed under 3 seconds. We adjust sensors to avoid false triggers from snow drifts — a common issue in rural Minnesota winters.

Below -10°F the hydraulic fluid in LCN 4040 closers thickens enough to double closing speed. Aluminum thresholds contract — we've measured gaps opening 1/4 inch between February and April. EPDM bottom seals take compression set after repeated freeze cycles and stop sealing at -5°F. Torsion springs in unheated garages become brittle; we see breaks at 12,000 cycles instead of 25,000. That's why we use Norton 7500 closers rated to -30°F and silicone blade seals instead of standard rubber.

For loading dock doors running 20+ cycles a day: lubricate chains and rollers monthly with dry PTFE spray, check cable tension and spring balance quarterly, and replace torsion springs at 15,000 cycles (write the date on the spring coil). For storefront entries: adjust closer sweep speed seasonally — slow it down in winter to prevent slam, speed it up in summer. Inspect automatic operator sensors every six months; they drift more in rural buildings with dust from grain handling.

Replace if the frame has twisted more than 1/8 inch per foot of door height — straightening it voids fire ratings. If a fire door's UL label is missing, modified, or painted over, the insurance auditor will flag it; replacement is cheaper than relabeling. When bottom gaps exceed 3/4 inch due to threshold wear, new seals won't fix it. Also replace any door that's reached its rated cycle count (usually 1 million cycles for overhead doors, 250,000 for hollow metal) — after that, hinges crack and panels delaminate.
