For high-cycle doors – dock doors over 50 cycles/day, retail storefronts over 150 cycles/day – inspect monthly. Check closer tension, hinge pin wear, threshold seal compression, and track alignment. For fire doors, NFPA 80 mandates an annual inspection with documentation. We write down cycle count, lubricate with PTFE spray (never oil), and adjust closer sweep to 1 second at 30 degrees. Skipping quarterly lube in a Green Bay-style cold storage? You’ll lose a torsion spring by spring thaw.

Replace if: frame is bent more than 1/8 inch out of square, threshold is cracked through and epoxy won’t hold, door skin shows delamination from moisture, or fire label is missing (UL sticker gone means insurance fails audit). Repair if: closer needs a new cartridge, pivot hinge has play, or spring cycles are under 100,000 on a standard door. We measure gap tolerances with feeler gauges – anything over 1/4 inch around a fire door triggers hinge or frame adjustment first.
