Minnesota adopts the ADA Standards for Accessible Design, which means automatic doors must have a clear opening width of at least 32 inches, activation sensors that don't require tight maneuvering, and a closing speed adjusted to a minimum 5-second hold for sliding doors. For swing doors, the door must not require more than 5 lbf to open. We check these against the 2010 ADA Standards and the Minnesota State Building Code — if your door fails a city inspection, we can adjust sensors or swap operators on-site.

Below -10°F, hydraulic fluid in LCN models not rated for cold climate thickens — you'll see closers slamming or failing to latch. EPDM threshold seals develop compression set after repeated freeze cycles, creating a 1/8-inch gap under the door. Aluminum thresholds expand and contract, breaking the seal against the frame. We replace spring assemblies and install -30°F rated fluid annually. For thresholds, we torque anchors in the fall and replace seals every 2–3 years — no exceptions.

For dock doors hitting 25,000+ cycles a year — common in Landfall's distribution and cold storage facilities — schedule quarterly inspections. That's closer spring tension checks, roller track alignment, and balance verification per DASMA 102. Entry doors in retail or municipal buildings should have semi-annual service: closer speed adjust, hinge pin lubrication (dry PTFE, not WD-40), and threshold gap measurement. We document cycle counts with a counter and flag replacement before 15,000 cycles on torsion springs.

If the frame is rotted from road salt or the door is delaminated from humidity at Woodwinds Health Campus, repair won't hold. Fire-rated doors with damaged UL labels or missing intumescent seals require replacement — you can't patch a 3-hour rating. For sectional doors, if the torsion spring has hit 15,000 cycles and the panels are bent, it's more cost-effective to replace the whole assembly. We check for compliance with MSFC Section 715 and NFPA 80 before choosing repair over replace.
